Denver’s drive to achieve minimum housing standards for rental properties enters the next phase this year when some licenses for landlords will be up for renewal for the first time.
Residential rental property licenses are valid for four years unless ownership changes, so please check your license expiration date.
License contacts will be notified by Department of Licensing and Consumer Protection via the email address on file of upcoming expiration dates, and licenses can be renewed online as early as 90 days before they expire. There is a grace period after the expiration date when a license can still be renewed. Late fees apply once a license is expired. Once a license has been expired for 90 days a new application must be submitted which includes a new application fee.
To renew a license, the property must pass an inspection by a qualified, third-party inspector. The inspector registry list is available on our webpage. Inspectors on the list are not guaranteed to be qualified and being on the list does not constitute an endorsement by the Department of Licensing and Consumer Protection. Illegally operating unlicensed properties are subject to fines and administrative and criminal enforcement.
