DENVER (KDVR) — Though prices increased in April, data shows that rent in Denver is down from this time last year and prices in the Mile High City have gone down more than the state and nation overall.

Rent prices in Denver are currently lower than in several other cities in the metro area, according to a May 2025 Rent Report by Apartment List.

The report also shows that prices in Denver have gone up quicker than the national average over the last month.

Here’s how the recent Denver rent prices vary across the metro area and how they compare with the rest of the nation.

How Denver rent prices have changed

According to the report, the median rent in Denver is $1,481 for a one-bedroom unit and $1,846 for a two-bedroom unit. The overall median of $1,675 in the city is down 5.7% compared to this time last year, while statewide rent costs have decreased by 4.3% and the national average rent has decreased by 0.3%.

So far in 2025, Denver rent costs have increased by 1.7%, slightly less than the 2.1% rent increase at this point last year.

Over the last month, Denver saw one of the highest jumps in rent prices over of the 100 largest cities across the U.S. According to the report, Denver rent prices increased in April by 1.1%, tied for No. 10 highest with cities like New York City and Philadelphia, while the nation saw an overall increase of 0.5%.

How Denver rent compares nationally

Despite the decrease, renting in Denver still costs a good amount more than the national average.

Denver’s median overall rent of $1,675, according to the report, is the No. 31 highest of the 100 largest cities in the U.S. and exceeds the national average of $1,392 by 20.3%. Aurora ranked at No. 36 with an overall median rent of $1,606.

Rent prices in different metro area cities

The median overall rent in Denver is 1.5% lower than the $1,700 median overall rent of the metro area as a whole, according to the report.
